We’re glad you’re here and hope you feel welcomed from day one. 

STAY CONNECTED 

Our neighborhood communicates through HOA emails. Our new board members hope that these emails will be more frequent with family friendly events and updates.

TRASH & RECYCLING 

Trash is collected every Thursday morning. Bins may be placed curbside Wednesday 

night after 6:00 PM.

Please review our Communities HOA bylaws and ensure your property is compliant with our standards. Walk throughs of the community are resuming March 2026. Treasuer’s report

$10910 is budget for the year. $10578 is accrued YTD and $12090 are expected yearly expenses. 85% of annual budget is taken up with landscaping contract. Landscaping contract is over $10K. YTD – $3900 spent on landscaping. $24970 in savings, $140 in checking.
$250 was the yearly rate for 2019, $275 is new proposed rate for the year 2020. Capped at 10% increase per year. Vote was cast in favor on increase as a means of gaining concensus

Power washing homes

$175 per home. Maryland Power Wash will also perform power washing services on walkways up to house, and patios. Will check if roof power washing is available. Looking to schedule in July.

Driveway sealing
$150 minimum, .17 cents per sq foot. Looking to schedule in August

Tree removal & replacement

$196 for tree removal and grinding stump for broken tree in common area. It is recommended and agreed that the tree and stump should be removed now. September is a good time to bring this item back up for planting a replacementNew Business

Annual meeting requirement

Proposal to remove restrictions regarding annual meetings to allow more flexible scheduling. Currently meetings are required to be held at a certain date and time. This is a change to the bylaws.

Bylaws can be amended at regular or special meeting with quorum.

Quorum is present, and the proposal passes.

Power wash front sign

The HOA board will follow up on pricing for including the front sign – will pay from operating budget or savings if needed.

Dog Post and trash

There was a request to research obtaining a Dog post for waste in the common area. Discussion of Pros and Cons of obtaining a dog waste receptal was discussed. Not everyone agreed it was a needed purchased for the community. The Board agreed to look into the cost of a dog post and report bact to the community, The board would like to offer a freindly reminder to everyone to please clean up after your pet.

Trash cans should not be left in the driveways after trash pick. Please secure trash cans in an approproate place after garbage days.
